Indian Creek
A long-time contractor relationship of Construction Simplified came to us with eagerness to build another investment that he would partially occupy with his painting business. This piece of property was just over 9 total acres of wooded land with a creek that ran along the back edge of the property. Having uncertainty of how to maximize the usage of the parcel, he came to Construction Simplified with expectations that our team would deliver a solution to maximize the site within his budget and allow for a viable investment and location.
Construction Simplified quickly got to work for our client by finding an architect to begin the civil site plan, conceptual building footprints, and elevations. Moving these actions into motion allowed for CS to begin conceptual budgeting while working on the soil borings and geotechnical services to further aid in the design process.
With our real estate knowledge, CS was able to lay out and conceptualize several different scenarios, resulting in a civil plan that maximized the buildable area of the site. These plans also avoided the disturbance of the creek and preserved the serine wooded area that served as a necessary buffer between the site and a neighboring multi-family development. Additionally, we were able to design a building with great curb appeal and leasable square footage that provided a positive return on investment.
Ultimately, the project consisted of two pre-engineered, metal buildings, totaling 30,000 SF of space. The structure was cost effective and allowed for timely project completion.
